In the property segment, the composition of the sales of the industrial estate compared to the total sales and revenue for the year 2007, experienced an increase from 24 percent in 2006 to become 31 percent. On the contrary, the composition of the sales for residential decreased from 33 percent in 2006 to become 21 percent in 2007. The fluctuation of the income derived from the sales of property coming from industrial estate or the residential could be affected by the changes in the economy condition and cycles, interest rates and inflation rate. In 2007, the portion of recurring revenue that consists of income coming from infrastructure and estate management, golf, office space and shop houses rentals experienced an increase from 34 percent in 2006 to become 42 percent. Beside the effect from the declining sales in the residential segment in 2007, the increase in the portion of the recurring revenue was mainly due to the increase in the number of tenants and usage of the infrastructure services, number of visitors for golf, and the changes in the company’s strategy from selling office spaces to leasing office spaces. As a result of an increase in recurring revenue, the fluctuation from the sales of property will be minimalized. The company recorded total sales and revenue from Cikarang of Rp 375 billion in 2007, a decrease of 8 percent compared to 2006 of Rp 409 billion. The decrease was mainly due to the decline in sales from the residential segment and that no sales of office space and land in Cilegon was recorded. In 2006, the Company managed to sell a plot of land of 11 hectars in Cilegon amounting to Rp 21 billion.
