Jababeka Strengthens Recurring Revenue and Area Development for Long-Term Growth

JAKARTA, October 23, 2026 – PT Kawasan Industri Jababeka Tbk (IDX: KIJA; hereinafter referred to as “Jababeka” or “the Company”) is strengthening its long-term growth strategy through two main drivers: the development of revenue-generating infrastructure services and the development of industrial estates and properties supported by investment flows.

This strategic direction was shared by the Company’s Director, Hyanto Wihadhi, following the National Working Meeting of Special Economic Zones (SEZ) for the Third Quarter of 2026 in Jakarta on October 21, 2026.

According to Hyanto, regional competitiveness can no longer be built just by selling land. Developers also need to provide reliable infrastructure, business services, as well as an education and human resource development ecosystem so that investments can grow sustainably.

In the first half of 2026, the Company’s infrastructure revenue pillar increased by 15% compared to the same period last year and contributed around 57% to consolidated revenue. This development shows the growing importance of recurring revenue in Jababeka’s business model.

Cikarang: expanding infrastructure services

Through Jababeka Infrastruktur, the Company focuses on strengthening energy and electricity services, providing clean water, wastewater treatment, area management, and logistics.

Besides improving service quality for industrial players in Cikarang, the Company is also exploring opportunities to expand its services to a bigger market.

As part of its business development options, Jababeka is also open to strategic partnerships, mergers, or selective acquisitions. Every opportunity will be assessed based on business feasibility, cash flow potential, risks, as well as applicable approvals and terms.

Kendal SEZ: driving industrial area growth

Kendal SEZ, developed through Jababeka’s collaboration with Sembcorp Development from Singapore, continues to be one of the main drivers of the company’s marketing sales.

In the first semester of 2026, Kendal contributed around 71% of the Company’s total marketing sales of IDR 1.19 trillion. The Company continues to work on the next development phase, in line with investor needs, infrastructure readiness, and applicable permitting processes.

Tanjung Lesung and Morotai: partnerships for long-term potential

In the Tanjung Lesung Special Economic Zone, Banten, Jababeka, through PT Banten West Java Tourism Development (BWJ), is exploring investment opportunities in tourism and the maritime economy.

The company is exploring collaboration opportunities with partners in Fuzhou, China, through the Two Countries, Twin Parks concept, which covers tourism, education, and fisheries along with supporting industries. The development of marine tourism, including the potential for marina facilities, is also part of the opportunities that will be further evaluated.

Tanjung Lesung was included in the Indonesian project delegation introduced to potential partners and investors during a marine tourism promotion event in Monaco in September 2026, facilitated by the Ministry of Tourism.

Meanwhile, at the Morotai Special Economic Zone (SEZ) in North Maluku, the Company, through PT Jababeka Morotai, is exploring partnership opportunities with parties in Hainan, China, through the Twin Island concept. Areas of focus include education and healthcare, tourism and meetings or conferences (MICE), as well as the potential for a logistics hub for Eastern Indonesia. These explorations still require feasibility studies, mutual agreements, and obtaining the necessary permits.

Policy synergy and gradual implementation

The company appreciates the government’s efforts in promoting investment and speeding up the resolution of development obstacles in the special economic zones (KEK). At the 3rd Quarter 2026 KEK National Working Meeting, the government emphasized the importance of improving regional competitiveness, accelerating licensing, and creating job opportunities.

Jababeka will develop each area according to its characteristics, investment priorities, and stage of maturity. The infrastructure business and Kendal KEK will be the focus to strengthen performance, while Tanjung Lesung and Morotai are aimed at opening opportunities for long-term growth through measured partnerships.

“Jababeka not only wants to increase the contribution of the Kendal Industrial Park, but also to promote the development of Tanjung Lesung SEZ and Morotai SEZ,” said Hyanto.

He emphasized the importance of international partnerships to connect these areas with economic growth centers in Asia.
